Carnaúba Wind House is a real estate development structured as a club with accommodation. By purchasing a title, members guarantee their annual right to accommodation - proportional to the type of title purchased - as well as full access to the club's exclusive infrastructure and amenities.
The accommodation experience combines the comfort and services of a high-end hotel with the welcoming atmosphere of a beach house. Members have access to different types of suites and bungalows, all with original architecture, unique decor, and premium services: 400-thread-count cotton sheets, air conditioning in all rooms, high-speed Wi-Fi, daily housekeeping and cleaning, as well as a concierge at their disposal.
Carnaúba Wind House was conceived as a club with accommodation for use by members and guests. While there are still titles available for sale,Grupo Carnaúba may invite non-members to experience the club - either for day use or limited-time accommodation - as a strategy to promote the sale of titles. These experiences only happen during certain periods, with the aim of attracting potential new members and encouraging future membership, without compromising the experience of current members.
Currently, the Reservation Center is for the exclusive use of members. The club does not sell daily rates on platforms such as Hotels.com, Decolar, Booking, or similar sites. Accommodation for non-members only occurs in very specific situations: when the visitor arrives through Grupo Carnaúba´s commercial and marketing team as a potential new member or by direct referral from an existing member.
This control is essential to preserve the spirit of Wind House and ensure that the club's original proposal continues to be experienced by those who truly share this philosophy. Member reservations always have priority, with the possibility of booking up to 12 months in advance. Occasional openings for non-members only occur during periods of vacancy, and guests do not have access to exclusive member benefits such as free use of kite equipment and the kite lift, and other advantages reserved for the Carnaúba community.
To ensure the liquidity of credits made available for sale by the members themselves, the club may open part of the operation to the external public in the future. However, it is important to note that all revenue generated by day use and external accommodation returns directly to the club, contributing to the financial balance of the operation. This model reinforces the sustainability of the venture and helps to keep membership maintenance fees at healthy levels, without disproportionate transfers.
Yes. The Carnaúba Wind House Statute allows non-members to stay whenever there is availability, as long as the members rights are guaranteed - even during high season.
This season, the club will have more bungalows available than credits for active members, which will result in periods of vacancy. The inactivity of these units does not allow the fixed costs of the operation - especially the maintenance of common areas - to be fully diluted among the members.
The sale of accommodation to non-members has the main objective of contributing to the cost of the operation, avoiding increases in maintenance fees and making the club model financially viable in the medium and long term.
In addition, many of the non-members who experience this have the potential to become future members of the Carnaúba community, helping to strengthen the club in a sustainable and organic way.
Priority of use and exclusive benefits remain guaranteed to members, who will always have preference in reservations and special access to the club's facilities.
Yes - Carnaúba Wind House is already up and running, and in 2025, it began a new phase of expansion with new amenities and bungalows. This stage further enhances comfort and possibilities for members, consolidating the club as a complete space for unique experiences.
Access to Wind House structure will be allowed throughout the year, even when the member is not staying, with the exception of access to kite and wing foil equipment.
Members who are staying at Wind House can invite friends for day-use, depending on the occupancy of the day and for a daily fee. The guest will not be entitled to use the equipment or stay overnight. Guests are not allowed to attend for day-use without the presence of the member who invited them.
Wind House will allow pets under the following conditions:
Presentation of an up-to-date vaccination card;
The dog must always be on a leash when walking around the club;
The dog cannot be left alone in the accommodation;
No access to the restaurant;
Only small animals up to 8 kg will be allowed;
There will be an additional charge (a charge used to cover cleaning costs after the member has checked out);
Upon signing a term of responsibility for possible damage caused during the stay.
During the first years of operation, the model provides for Grupo Carnaúba to maintain full management of the club in order to preserve the standard of its facilities, services, and experiences, while also ensuring the implementation of planned improvements. This period of stability is essential to consolidate the operation. Gradually, and as the membership base evolves, governance will be reviewed as provided for in the contract, and a transition plan will be established for members to become the direct managers of the Club. From Grupo Carnaúba's perspective, the sooner this happens, the better.
Yes, the BORA restaurant is open to the general public. To access it, you must wear a special wristband, available at the club reception, which allows access only to the restaurant.
It is important to note that this wristband does not grant access to the club's private areas, such as the bungalows, kite club, gym, and other amenities - these spaces are for the exclusive use of members and other guests.
Construction of Carnaúba Wind House began in 2023, and in 2024 officially began hosting its founding members with the delivery of Phase 1, which included the freshwater lagoon, the beach club with the Bora restaurant, the reception area, the kite center with kite lift operation, the beach tennis courts, and the first seven bungalows. A structure designed to offer a complete and enchanting experience from the outset, it was delivered in record time, reinforcing the members' confidence in the project.
Since then, construction has continued at a fast pace, with new stages being made possible by the sale of titles and also by direct investment from Grupo Carnaúba. The 2025 season marks a new phase of expansion, with the delivery of new amenities and bungalows, further increasing comfort and possibilities for members.

July 2025: Tennis courts, Catavento Park with water park and adventure playground, as well as new Guriú-type bungalows (with 3 suites)
September 2025: Gym and SPA
2026: New Preá and Camocim-type bungalows
